Finished: lids at grade, yard regraded.

Questions to ask

  1. When was the system installed, and is there a permit record?
  2. Is it conventional or advanced treatment?
  3. When was the tank last pumped?
  4. How many bedrooms is it sized for?
  5. Any backups, repairs or replacements?
  6. For advanced systems: is there a service agreement?

Red flags

  • Soggy or unusually green areas in the yard
  • Sewage odors outside
  • No idea where the tank is
  • More bedrooms than the system was sized for
  • A steel tank

Inspections

Home sales often involve a septic inspection by a qualified inspector. If problems turn up, we can provide repair or replacement pricing. See buying or selling on septic.

Common questions

Should I get a septic inspection before buying?

It's strongly recommended.

What if the system is too small for the house?

Plan for an upgrade and factor it into the price.

Are advanced systems a bad sign?
